its still an asset with a value, albeit diminishing as it gets closer to the 2027 end date

We have a state coalition government that is Anti Greyhound Industry remember ! The only chance of an early termination of lease / payout is a Labor win at the next election !

Popular decisions to remove the track from Wentworth Park transcends all political parties. They will do whatever the people of the City of Sydney and developers with vested interests want, to gain votes, profit and power.
The question is how much is willing to be paid to remove the greyhounds..
In the meantime, GBOTA owns a land asset that is zoned for Greyhound Racing in Appin.

Are you seeking a Directorship at the N.S.W. GBOTA Sandro ? Have you forgotten already the debacle of a Grandstand that the N.S.W. GBOTA had constructed at Wentworth Park that cost millions of dollars and it couldn't keep people dry when raining lol
The N.S.W GBOTA couldn't be trusted with a Lego Set !
Not at all Mark, I am not even a member. Haven't been for 35 years or so.
However, I would be interested to know what your solution is?
As you still didn't answer my question, which you have avoided doing.
Nothing positive, all I hear is you bashing the GBOTA?
Are you a pro-Richmond man?

Hi Sandro,
If the lease is not broken, there will be no payout.
I don't think Appin will be converted to other types of tracks and though I am only speculating, I believe the land will be sold to property developers.
Like Mark wrote, El Caballo Blanco was a `once in a life time' opportunity that was missed.
You could well be right that it could be sold. But they just missed the property boom.
Cash rich developers will only pay a bargain basement price now to land bank the site.
Best bet is that it is already owned, negotiate to get out of the lease FFS, they want us out of there 7 years ago, make them pay for it now , have a farewell and say good bye and develop Appin to the status of how it should be
The N.S.W. GBOTA purchased the land at Appin in 1969 and the Track opened in 1975. Regardless of if and when it may be sold the land is worth a MOTTZA some 53 yrs later !
Of course its worth more than it was 53 years ago, thats a given, but they will get less for it than they could have got for it a year ago
My theory is that you can't really replace that magnitude of land close to Sydney and get the zoning for a greyhound track
That land would already have existing use rights
I am saying they should develop it with the funds to exit the Wentworth Park lease and possibly a development grant from the NSW Government/GRNSW
Are you saying they shouldn't develop it, or should they sell it and look for a handout of land from the Government?

IS GBOTA still leasing land there to the Water Board? it was a pretty big ticket when it started.

Greyhound racing first appeared on Wentworth Park land in 1932.
Interest in the sport grew over several years with the NSW National Coursing Association (NCA) forming an official lease agreement with the Wentworth Park Trust in 1939.
By the 1970's large crowds attended race meetings which could not be adequately accommodated by the stadium's facilities at that time.
The NCA undertook construction of a large grandstand to accommodate what they envisaged would be the continued expansion of patronage.

Richmond is built in a flood zone ! Straight Track could of / should of been done a lot better ! I don't like corner starts so that definitely makes me not a Richmond fan !

Appin should be the best Straight Race Track in Australia instead of the best straight trial track in Australia instead the NSW GBOTA want to keep burning cash on the flood prone Lismore track WTF !

And where is the NCA now ? The GBOTA were a lot better than the NCA ever were that's for sure ! IMO "Bill The Magnificent" and "Scott No Idea" damaged the GBOTA beyond repair !
The "Inter Code Agreement" has shackled this industry for decades !
Theres no point discussing possible solutions to the issue when you can't offer an opinion.
All you are doing is dragging up trash from the the past.
Come on, lets move on from there

My solution doesn't include the NSW GBOTA !
Too much BAD FORM for mine !
A Greenfield site not located in a flood zone would be a good start !
A Track with no corner starts A Straight Track / Drag / loam 2 distances at least up a Hill preferably ! Sprint Lanes if possible set up with a gap between them, not like the stuff up at Richmond !
Ok, lets get to reality, who is in the position to pay for that?

Like i said earlier not a coalition government ! IMO there will be no early exit / pay out from this government that are Anti Greyhound Industry ! Another reason IMO why they won't pay out is GWIC, how much is GWIC costing the Government per year ?
